Multiple Single Family Rehab Repairs

Background

The City of Lima, Ohio, through its Department of Housing and Neighborhoods, is seeking proposals from contractors to assist homeowners in the area with the rehabilitation of single-family homes. The goal is to repair both the interior and exterior of these residences to improve living conditions and maintain community standards.

Work Details

Contractors will be responsible for various rehabilitation tasks at specified addresses including: 401 S. Jameson Avenue, 1412 W. High Street, 940 Dingledine Avenue, 1306 Chestnut Street, 726 Holmes Avenue, and 1800 W. High Street. The scope includes but is not limited to: - Removing and installing windows - Repairing foundation walls and floors - Professional mold remediation in basements - Installing handrails, GFCI outlets, bathroom exhaust fans, and storm doors - Repairing ceilings/walls - Rebuilding chimneys - Replacing gutters and downspouts - Siding installation - Deck construction according to city codes - Ensuring compliance with all local building codes and safety standards.

Period of Performance

The contract work is expected to commence upon award and must be completed by July 1st, 2026.

Place of Performance

The work will be performed at multiple locations within the City of Lima, Ohio.

Bidder Requirements

Bidders must be licensed contractors in the State of Ohio with experience in residential repair and rehabilitation. They must comply with insurance and bonding requirements as well as federal labor standards provisions including the Davis Bacon Act. Contractors are also required to adhere to Section 3 of the Housing and Urban Development Act of 1968 which aims to direct economic opportunities to low- and very low-income persons.
