The Lessor must ensure that the premises are clean and well-maintained, including high-touch surfaces. Specific tasks include: - Maintaining plants and lawns - Providing initial supply and replacement of light bulbs - Emptying exterior ash cans - Cleaning areas of discarded cigarette butts - Removing snow and ice from entrances and parking lots Pest control must be managed using Integrated Pest Management techniques as specified by the U.S. Environmental Protection Agency. The Lessor must also comply with GSA personal identity verification requirements for personnel with access to the leased space, ensuring background investigations are conducted for all employees requiring routine access. Additionally, the leased space must be free of hazardous materials as defined by applicable regulations.
