The goal of this contract is to ensure that the DVA can effectively serve the healthcare needs of the veteran community in the region. Work Details The DVA requires a lease for approximately 13,000 – 13,500 ABOA SF (not to exceed 15,380 RSF) of office/medical space for use as a Community Based Outpatient Clinic (CBOC). The contractor will be responsible for the design and construction of the facility on a DVA pre-approved site, as well as all maintenance and operational requirements throughout the lease term. The offered space must meet specific requirements including: - Compliance with seismic requirements as defined by DVA standards. - Contiguity and adherence to DVA specifications. - Zoning for intended use. - Full-service lease including janitorial services and utilities. - Not located in FEMA's 100-year flood plain. - Minimum of 150 parking spaces, including ADA-compliant spaces. - Preference for properties on public transportation routes within 2,640 feet from a bus stop. - Compliance with federal and local government standards for fire safety, physical security, accessibility, and sustainability. Period of Performance The estimated beneficial occupancy date is October 1, 2028. The lease term will be for a total of up to 20 years with a firm term of 10 years followed by an optional non-firm term of another 10 years. Place of Performance The contract will be performed in Greeley, Weld County, Colorado within a delineated area bounded by North: 4th Street; East: Highway 85; South: Highway 34; West: Highway 257. Bidder Requirements Bidders must demonstrate capability to perform under this lease contract. Requirements include: - Evidence of ownership of both the building and property proposed. - Registration as a Service-Disabled Veteran-Owned Small Business (SDVOSB) or Veteran-Owned Small Business (VOSB). - Submission of a capabilities statement including company details and evidence supporting compliance with all specified requirements.
