Lysen Hall Dormitory Renovation, Minnesota State Academy for the Blind

Scope of Work

The contract involves a comprehensive renovation of Lysen Hall Dormitory at the Minnesota State Academy for the Blind. The work will be executed under a single prime contract that encompasses the following disciplines: - General construction - Mechanical construction - Demolition - Electrical construction The primary tasks to be completed include: - Renovation of each dormitory wing, each approximately 5,500 square feet, with major bathroom renovations covering about 1,200 square feet per wing. - Installation of furred out walls throughout the dormitory to accommodate substantial finish and update packages. - Upgrades to the public areas of the dormitory, including the kitchen, dining area, lounge, and staff office. - Reconfiguration of the existing layout, which currently separates all functions into individual rooms, to create open, communal, and welcoming spaces. - Phased construction approach, with the project divided into three phases one for each dorm wing and three separate dates for substantial completion.
