Terminal 3 North 2 Concourse Food & Beverage (F&B) Concessions

Background

The City of Phoenix Aviation Department is seeking qualified Respondents to operate and manage Food & Beverage (F&B) concession spaces in the Terminal 3 North 2 Concourse at Phoenix Sky Harbor International Airport. This initiative aims to enhance the passenger experience by providing a modern urban food and beverage offering that reflects local culinary heritage and meets evolving consumer preferences. The airport serves over 142,000 passengers daily, necessitating an expansion of its concession offerings to accommodate increasing passenger volumes.

Work Details

The available F&B concession spaces include: - **Package 1**: Two Quick-Serve Restaurant Concepts, a Café Bar, and Beverage Vending Machines totaling 6,091 square feet. - N2-FB1: Two Quick-Serve Restaurant Concepts (2,377 square feet) - N2-FB2: Café Bar (3,645 square feet) - Beverage Vending Machines (Alcove) totaling 69 square feet (34 square feet + 35 square feet). - **Package 2**: Coffee Focus plus Café (Small Business Opportunity Only) with N2-FB3 at 1,198 square feet. - **Package 3**: Full-Service Restaurant with Bar at N2-FB4 covering 2,267 square feet. The Successful Respondents will enter into a Concession Lease Agreement with the City and are required to plan, design, build-out, maintain, manage, staff, and operate the concessions at their own cost. They must also participate in relevant airport-wide programs and initiatives.

Period of Performance

The Initial Term of the Lease will begin upon execution and continue for twelve (12) months. The Primary Term will start twelve months from the Effective Date and last for fifteen (15) years without options for extension.

Phoenix Sky Harbor International Airport, specifically in the Terminal 3 North 2 Concourse.

Bidder Requirements

Respondents must have a minimum of three continuous years in food & beverage business operation management within an airport setting. For Package 1 and Package 3, they must demonstrate gross sales of at least $2.5 million in one of the last five years. All respondents for Package 2 must meet small business requirements as defined by the City of Phoenix.
