Preventive Maintenance for Building Management System (BMS) & Ancillary Equipment

Background

The New York State Office of Mental Health (OMH) and Pilgrim Psychiatric Center are seeking a contractor to provide preventive maintenance for the Building Management System (BMS) and ancillary equipment at Pilgrim Psychiatric Center, located at 998 Crooked Hill Road, Brentwood, NY 11717. This contract aims to ensure the proper functioning and reliability of the BMS and related equipment, which is critical for the operation of the facility.

Work Details

The contractor will be responsible for performing preventive maintenance tasks as outlined in Appendix D of the contract boilerplate. This includes: - Regular inspections and servicing of the Building Management System (BMS). - Maintenance of ancillary equipment as specified in the provided equipment list. - Adherence to the schedule matrix for maintenance activities. - Completion of a Time and Material (T&M) Proposal Form for any additional work required beyond standard maintenance. - Documentation of all maintenance activities in a Corrective Action Based Maintenance Trouble Book Repair Log.

Period of Performance

The contract will commence upon award and will continue through a term defined after bid award, with specific performance schedules detailed in the contract documents.

Place of Performance

All services will be performed at Pilgrim Psychiatric Center, 998 Crooked Hill Road, Brentwood, NY 11717.

Bidder Requirements

Bidders must comply with New York State Department of Labor Prevailing Wage Rates. The contract is set aside for Service-Disabled Veteran-Owned Businesses (SDVOB) with a goal of 0.00%. There are no specific Minority/Women Business Enterprise (MWBE) goals set for this contract. Bidders must also adhere to the Procurement Lobbying Act as per New York State Finance Law Sections 139-j and 139-k.
