The Housing Authority of the Cherokee Nation is issuing this solicitation for the rehabilitation of a home located in Cherokee County. Work Details

The contractor will be responsible for various rehabilitation tasks including: 1. Appliances: - Replace existing oven with a new 30" free-standing electric range/oven (energy star compliant). - Replace existing refrigerator with a new 20.2 C.F. top freezer refrigerator (energy star compliant). 2. Carpentry: - Replace base trim with solid pine K-Pattern, 2-1/4" stain grade, throughout areas receiving new flooring. - Build a new porch deck including framing, piers, posts, guardrails, balusters, handrails, and steps using pressure-treated materials. - Replace exterior entrance doors with new pre-hung steel flush-faced doors in mobile home style, including painting and installation of locksets and peepholes. 3. Electrical: - Install ceiling fans with light kits in designated rooms. - Replace existing light fixtures and outlets with GFCI outlets where specified. 4. Flooring: - Install waterproof vinyl flooring planks in multiple areas including bathrooms and hallways, ensuring a 25-year residential warranty on materials used. 5. Plumbing: - Install new elongated commodes in bathrooms along with faucets and water heaters as specified.

Period of Performance

The work must be completed within 30 working days from the notice to proceed (NTP), which will be issued within two weeks of contract award.

The rehabilitation work will take place at a specified residential property located in Cherokee County, Oklahoma.

Bidder Requirements

Bidders must be TERO certified through the Cherokee Nation Tribal Employment Rights Office to receive preference; proof of certification must accompany all bids. Additionally, bidders are required to submit documentation including insurance certificates (general liability, auto insurance, workers' compensation), a core crew list, special trade licenses for subcontractors if applicable, and compliance with all local codes and regulations.
