Housing Rehab - Delaware County

Background

The Housing Authority of the Cherokee Nation is issuing this solicitation for the rehabilitation of a home located in Delaware County. The goal of this contract is to provide necessary repairs and improvements to ensure the home meets safety and livability standards. This project aligns with the agency's mission to enhance housing conditions for its community members.

Work Details

The contractor will perform various rehabilitation tasks including carpentry, flooring, drywall installation, and finishing work. Specific tasks include: 1. Carpentry: Remove old structures and build a new well house with specified dimensions (5' W x 5' D x 5' H) and a sloped shingle roof. 2. Flooring: Remove existing vinyl plank flooring (1,000 SF) and replace it with new vinyl plank flooring, accounting for waste. 3. Drywall: Remove and replace drywall on ceilings (64 SF) and walls (1,002.08 SF), including priming and painting. 4. Windows: Replace 9 single-hung vinyl windows (15-20 SF) and 2 smaller windows (6-10 SF). 5. Doors: Remove and replace 2 entry doors and 2 screen doors. 6. Insulation: Install blown-in fiberglass insulation in ceilings (1,000 SF). 7. Light Fixtures: Replace 7 ceiling light fixtures.

Period of Performance

The work must be completed within 30 working days from the notice to proceed, which is expected to be issued within two weeks after bid acceptance.

Place of Performance

The contract will be performed at a residential property located in Delaware County, Oklahoma.

Bidder Requirements

Bidders must be TERO certified through the Cherokee Nation Tribal Employment Rights Office to receive preference in the bidding process. Proof of certification must accompany all bids. Additionally, bidders must comply with insurance requirements including worker’s compensation, general liability, and automobile coverage as specified in the solicitation.
