Sgu Terminal And Arff Facility Hvac Maintenance

Background

The City of St. George is seeking qualified contractors to enter into a Scheduled Service Agreement for the maintenance of HVAC systems at the St. George Regional Airport Terminal and the Aircraft Rescue & Firefighting (ARFF) Facility. The goal of this contract is to ensure optimal performance and energy efficiency of HVAC systems, which are critical for airport operations.

Work Details

Contractors will perform planned maintenance on the following equipment:

At the Airport Terminal

7 Trane rooftop units (RTUs), 8 mushroom-style exhaust fans, and 1 Bard-style wall-mounted unit.

At the ARFF Facility

1 Trane RTU, 5 mushroom-style exhaust fans, and 9 evaporator (swamp) cooler-type units. Maintenance tasks include quarterly inspections, filter replacements, refrigerant level checks, electronic leak detection, and annual condenser coil washing. Contractors must provide regular maintenance reports via email within one week of service completion and offer recommendations for improving energy efficiency and air quality based on system analysis.

Period of Performance

The contract will commence upon acceptance of proposals and will continue for a period defined in the independent contractor agreement, typically lasting one year with options for renewal.

Place of Performance

The services will be performed at the St. George Regional Airport located at 4550 S Airport Pkwy, St. George, UT 84790.

Bidder Requirements

Contractors must have a dedicated service team that includes a Service Coordinator, Technicians, and an Account Manager/Sales Contact. They must also provide evidence of all necessary state and federal licenses, EPA certifications, insurance documentation upon request, and ensure personnel assigned to restricted airport areas have federal and state background clearance.
