Background The Office of Real Property (ORP) of the Department of Veterans Affairs (VA) is seeking information from potential offerors capable of performing a lease contract that includes design and construction of tenant improvements within an existing facility in Las Vegas, Nevada. This initiative aims to support the VA's mission by ensuring adequate facilities for veterans' services. The project may involve a lease term of up to 20 years and is part of the VA's efforts to assess market capabilities for this requirement. Work Details The contractor will be responsible for: 1. Designing and constructing tenant improvements within an existing facility; 2. Meeting all maintenance and operation requirements throughout the lease term; 3. Providing evidence of experience with similar projects, including at least three completed projects in the past five years that demonstrate capability in designing, constructing, and managing Federal leased facilities or healthcare facilities; 4. Submitting a Capabilities Statement that includes company details, evidence of SDVOSB or VOSB status, and financial capability to undertake a project valued between $1,500,000 and $2,300,000; 5. Understanding that VA makes monthly lease rental payments in arrears upon facility acceptance and may opt for lump-sum payments for specified tenant improvements without progress payments during design or construction phases.
