Background

The State of Florida's Department of Revenue is seeking proposals for existing office space located in Columbia County, Florida. The goal is to provide built-out office facilities and related infrastructure for occupancy by the Agency. This Invitation to Negotiate (ITN) aims to solicit detailed and competitive proposals from Offerors who can meet the specified requirements.

Work Details

The Agency requires approximately 12,536 to 13,856 square feet of usable office space. The Offeror must provide a full-service lease structure that includes base rent, taxes, operating expenses (janitorial services, utilities, maintenance), and any necessary tenant improvements. The space must be ready for occupancy with a 'turn-key' build-out as per specifications detailed in Attachment B. The proposed space should be available at least five days prior to actual occupancy for moving activities without charge to the Agency. Additionally, the Offeror must ensure compliance with all applicable laws and regulations regarding hazardous substances and provide sufficient paved parking for employees and visitors.

Period of Performance

The lease term will be for 120 months from the date of occupancy, with a minimum of ten one-year renewal options available.

Bidder Requirements

Offerors must submit proof of ownership or control over the proposed property, including documentation such as warranty deeds or leases. A Special Power of Attorney is required if submitting on behalf of owners. Offerors must also register in MyFloridaMarketPlace unless exempted and comply with all federal, state, and local laws affecting this project.
