26-65-SPS Lease at Horace Mann for Early Education

Background

The City of Salem, Massachusetts, is offering a lease for space at the Horace Mann Laboratory School located at 79 Willson St, Salem, MA 01970. This initiative aims to host an early childhood organization that aligns with the values of equity, belonging, and opportunity as promoted by Salem Public Schools. The city seeks to partner with organizations committed to serving the children of Salem.

Work Details

The lease encompasses a total of 9,880 square feet, including classrooms numbered 102, 106, 107, 109, 110, 111, 113, 114, 115, 116, 122, 123, 124, 126, 129, 140, 141, 142, 146 & 148 and two gang-style bathrooms (370 additional square feet). The lease also includes non-exclusive use of the gym. Proposers must provide a detailed description of the intended use of the space and negotiate any necessary renovations. The contract will require compliance with various operational standards including offering full-day programs (minimum of 6.5 hours) Monday through Friday and participation in the Salem PreK partnership as a CPPI partner.

Period of Performance

The initial lease term is set for one year commencing on July 1, 2026. There is an option to renew for two additional one-year terms.

The contract will be performed at Horace Mann Laboratory School located at 79 Willson St., Salem, MA.

Bidder Requirements

Proposers must demonstrate active EEC licensure and maintain it throughout the contract duration. They must also provide evidence of $1 million property and casualty insurance naming the City of Salem as insured. Proposers should have a minimum of three years' experience operating a similar organization and commit to prioritizing enrollment for children of Salem residents.
