Background The National Guard Bureau (NGB) is issuing this solicitation for HVAC Maintenance Services at the Land Dominance Center located in Fort Stewart, Georgia. The goal of this contract is to ensure the proper functioning and maintenance of HVAC systems, which is critical for the operational efficiency and comfort within the facility. The contractor will be responsible for providing all necessary personnel, equipment, tools, materials, supervision, and quality control to perform these services. Work Details The contractor shall perform annual preventative maintenance tasks on split system HVAC units including indoor units (air handlers/furnaces) and outdoor units (condensers/heat pumps). Specific tasks include: inspecting and servicing return air filters, outside air filters, blower motors, cleaning blower assemblies, checking belt conditions, lubricating motors and bearings, measuring blower motor amperage, inspecting evaporator coils for dirt or blockage, chemically cleaning coils with non-acidic cleaners, inspecting condensate systems including drain pans and lines, testing safety switches, and ensuring refrigerant circuit integrity. The contractor must also provide required filters for servicing and testing equipment necessary for these tasks. The performance will be evaluated against ANSI/ASHRAE/ACCA Standard 180 with a 100% acceptable quality level. Place of Performance The construction projects will be performed at the Land Dominance Center located in Fort Stewart, Georgia.
