Background

The University of Nevada, Las Vegas (UNLV) is seeking a qualified Nevada-licensed general contractor to serve as the Construction Manager at Risk (CMAR) for renovations within the SLC-A Building. The project aims to enhance the facilities of the Dental School through two main phases: a Mezzanine Addition and a Simulation Lab Remodel. This initiative aligns with UNLV's mission to provide quality education and facilities for its approximately 33,000 students.

Work Details

The CMAR will provide comprehensive preconstruction and construction services, including: - Cost estimating and budget development at each design milestone. - Constructability reviews and value engineering recommendations. - Development and maintenance of the project schedule. - Subcontractor outreach and bid packaging. - Coordination with the Owner, design team, and stakeholders. - Identification of long-lead items and procurement strategies. Phase 1 – Mezzanine Addition (Student Lounge Expansion): - Construction documentation support, construction services, and administration for adding a mezzanine level above the existing student breakroom (Room 116). - Scope includes structural modifications, installation of Mechanical, Electrical, and Plumbing (MEP) systems, interior build-out with finishes, installation of new casework, and coordination with Owner-provided furniture. Phase 2 – Simulation Lab Remodel (Clinic #208): - Installation of seventeen new simulation desks along the north wall. - Addition of 115 student lockers. - Extension and integration of building systems including power, data, and compressed air infrastructure. - Coordination with Owner-Purchased/Owner-Installed dental laboratory furniture, fixtures, and equipment.

Period of Performance

The anticipated commencement of the Preconstruction Phase is August 2026, followed by a Document Phase lasting approximately 12 weeks. The Construction Phase is expected to commence in October 2026.

Place of Performance

The work will be performed at UNLV School of Dental Medicine located at 1001 Shadow Lane, Building A, Las Vegas, NV 89106.

Bidder Requirements

Bidders must be qualified as a bidder with the State Public Works Division of the Department of Administration for the cost category required for this project. Additionally, bidders must comply with all applicable OSHA regulations and other federal/state codes.
