Background The Broken Bow Powerhouse Roof Replacement project is initiated by the U.S. Army Corps of Engineers, Tulsa District, with the goal of replacing the deteriorating roof of the Broken Bow Powerhouse located on the Mountain Fork River, approximately 9 miles north of Broken Bow, Oklahoma. The existing roof has significant issues including membrane movement, joint separation, and water infiltration that have compromised architectural, structural, and electrical elements within the powerhouse. This project aims to provide a new roofing system that meets current standards without requiring structural modifications to the existing building. Work Details The contractor is responsible for the design and construction of a new fully adhered, minimum 80-mil reinforced TPO roof system to replace the existing multi-layered single membrane roof. The work includes: - Removal of the existing Magnum C3 Membrane (Elvaloy) over insulation installed in 1998 and original built-up roof membrane. - Installation of a new TPO roof assembly consisting of fiberglass mat face gypsum cover board over polyisocyanurate board insulation on the original metal roof deck. - Replacement of existing roof drains and overflow drains with new sump pan assemblies and piping. - Design analysis to ensure the existing structure can accommodate new loads without modifications. - Options for additional work include installing guardrails on parapets, replacing rooftop CO2 exhaust fans, and replacing access ladders. All work must comply with relevant codes and standards including UFC guidelines. Period of Performance The contractor shall begin performance within 10 calendar days after receiving notice to proceed and complete all work within 730 calendar days.
