Mechanical Systems, Preventative Maintenance And On Call Services

Background

The City of Annapolis, Maryland is seeking a mechanical and plumbing contractor to establish a time and materials contract for HVAC and plumbing preventative maintenance and emergency on-call services. This contract will cover equipment currently owned or later acquired by the City. The goal is to ensure the proper functioning and maintenance of these systems, which are critical to the City's operations.

Work Details

The scope of work includes: 1. HVAC Systems:

Air Handler Unit Services

- Change pleated filters. - Clean condenser coils annually. - Change RTU belts annually. - Inspect and clean condensation pans and lines. - Lubricate bearings annually. 2. Chiller Maintenance Services: - Check operating and safety controls against factory specifications. - Conduct spectrographic oil analysis using a Trane Oil Analysis Kit. - Check operation of chillers and ancillary components (VFD, pumps, temp sensors). - Change oil filter(s) as per manufacturer's recommendations. 3. Cooling Tower Maintenance Services: - Clean and adjust float valve assembly. - Check and clean bleed-off line and overflow. 4. Packaged/Split System Maintenance Services: - Clean condenser coils, check refrigerant levels, perform compressor motor resistance test, lubricate bearings, inspect filters, etc. 5. Burner/Boiler Maintenance Services: - Change pleated filters, check belts and alignments, conduct flue gas analysis, inspect heating surfaces for corrosion/pitting.

Period of Performance

The contract will commence upon award and is set to expire six years later unless terminated earlier in accordance with the provisions of the contract.

Place of Performance

Services will be performed at various facilities owned or operated by the City of Annapolis, Maryland.

Bidder Requirements

Bidders must provide evidence of qualifications to do business in Maryland, including necessary licenses and registrations. They must also submit a notarized Non-Collusion Certificate and an Affidavit of Qualification with their bid.
