The contract involves leasing office space with the following specifications:

Kitsap County, preferably within the City of Port Orchard city limits.

Square Footage

Approximately 5,828 BOMA rentable square feet.

Lease Term

A minimum lease term of five (5) years is required, with an option for additional terms not exceeding ten (10) years.

Desired Occupancy Date

April 1, 2026.

Parking Requirements

Space availability for 20 parking stalls for employee and customer use, including secure parking for up to 6 agency vehicles.

Building Characteristics

The facility must be a complete, code-compliant, enclosed space with plumbing, power, and lighting. It should ideally have a single floor plate on the ground floor and multiple entrance points. An effective customer lobby or reception area is also required.

Period of Performance

The desired occupancy date is April 1, 2026, with a minimum lease term of five years.

Place of Performance

The leased space will be located in Kitsap County, Washington, with a preference for locations within the City of Port Orchard.

Bidder Requirements

Proposers must comply with prevailing wage laws as outlined in RCW 39.12 and provide proof of ownership prior to drafting lease documents. The lease will be written on the State of Washington's approved lease documents.
