The goal of this contract is to ensure the proper functioning and upkeep of the HVAC systems at their facilities, which includes both routine maintenance and emergency repairs. Work Details The contractor must provide all professional services necessary for the maintenance of HVAC systems, including: - Monthly, semi-annual, quarterly, and annual service schedules for various HVAC components such as air handling units, chillers, cooling towers, pneumatic compressors, fans, chemical feed systems, pumps, valves, heat pumps, insect holding rooms, fresh air intake hoods, and vertical package A/C units. - Monthly tasks include cleaning drip pans, changing filters (30% and 85% types), lubricating bearings, checking for leaks and unusual noises, and certifying performance. - Semi-annual tasks involve draining and cleaning cooling towers and checking operating controls. - Annual tasks include thorough inspections of compressors and other critical components with detailed reporting on any discrepancies or recommended repairs.
