Work Details The contractor will provide appraisal and valuation services for a Native Allotment property located in Bethel, Alaska. The work includes: 1. Conducting a thorough inspection of the subject property and verifying all market data utilized in value conclusions. 2. Preparing a narrative style appraisal report compliant with the Uniform Standards of Professional Appraisal Practice (USPAP). 3. Analyzing three approaches to value: Cost Approach, Income Approach, and Sales Comparison Approach, with detailed explanations for each approach used or excluded. 4. Identifying and discussing any encumbrances, liens, or restrictions affecting the property as per the Bureau of Indian Affairs Title Status Report. 5. Providing a thorough analysis of comparable sales data, including adjustments made for various factors such as time, location, size, and other relevant elements. 6. Ensuring confidentiality of all reports and communications as per government regulations. Period of Performance The initial appraisal report is due 120 days after award, with subsequent deliverables including a review period of 30 days after submission and a final report due 15 days after review acceptance.
