Background The Department of Veterans Affairs is seeking to lease contiguous clinical space for a new Vet Center in Mobile, Alabama. The goal of this contract is to provide a facility that promotes and facilitates access to readjustment counseling services for eligible veterans and their families. The Vet Centers aim to enhance community support and pride in military service through accessible services and community engagement. Work Details The leased space must be located in a professional building with attractive surroundings, well-maintained streets, and public walkways. Key requirements include: - Ground floor location with sound construction or modernized/restored facilities. - Convenient access via all local transportation modes, including public transport and pedestrian pathways. - Adequate parking, including spaces for disabled individuals. - Space for informal social interactions among veterans and their families. - Display areas for veteran memorabilia to foster a therapeutic environment. - Availability of counseling services during non-traditional hours (evenings/weekends) based on community needs. - The lease must be fully serviced, covering janitorial services, security, CCTV monitoring, basic cable, and high-speed internet included in the annual rent. Overtime HVAC usage must also be included in the rental rate.
