Background The project is initiated by the VA New Jersey Healthcare System to replace the existing roofing of Building 143 located on their Lyons Campus. The current roofing, installed over 30 years ago, has deteriorated and is causing water leaks during rain. The goal of this contract is to provide a comprehensive design and construction solution to update the roofing system, ensuring it meets modern standards and addresses the facility's needs. Work Details The contractor will provide Design Build services which include all labor, materials, equipment, and supervision necessary for the complete design and construction of the roof replacement for Building 143. Specific tasks include: - Removal and replacement of all roofing materials; - Replacement of gutters with copper materials; - Installation of lighting protection; - Addition of snow guards; - Demolition of existing roofing and damaged decking; - Coordination with a PIH/CIH consultant for asbestos inspection; - Compliance with Historic Building Preservation standards due to the building's status on the National Register of Historic Places; - Adherence to various codes including International Existing Building Code 2021, ADA standards, VA Seismic Requirements, and several Executive Orders related to environmental management. The work also requires maintaining site cleanliness, coordinating material delivery, and ensuring minimal disruption to adjacent occupied areas.
