Background The contract is issued by the FAA for the installation of a new ductless split system at the Newark Airport Traffic Control Tower (EWR). The goal of this contract is to enhance the building's climate control capabilities through the installation of modern HVAC systems integrated with existing automation controls. The project aims to ensure efficient operation and compliance with current standards. Work Details The contractor must furnish all labor, materials, equipment, supervision, and services required to install a new ductless split system at the FAA ATCT base building (Room 141A, TSS). The scope of work includes: Mechanical: - Install (3) indoor wall-mounted units, along with all refrigerant and drain piping. - Install (1) 6-ton heat pump anchored to an exterior concrete wall via an L-bracket steel frame. - Coordinate core penetrations through concrete wall for piping, electrical, and drain lines, including wall waterproofing. - Provide and insulate all refrigerants and condensate piping above ceiling. - Test and charge system to verify operation. Electrical: - Install new dedicated 208V, 3-phase power circuit. - Provide NEMA 4X, 60A non-fused stainless steel disconnect at outdoor unit. - Provide power and control conduit and wiring to/from all units. - Penetrate concrete wall and provide penetration/conduit through roof deck; patch and flash roof as required to maintain warranty through Carlisle Roof installer. Controls: - Integrate mini-split system into existing FAA Schneider Electric EcoStruxure DDC system via BACnet. - Provide/install one IP-IO module at VAV-17 for coordinated backup cooling enable/disable. - Submit point list, graphics, and control narrative to COR for approval. - Program unit set points and update AHU-3 supply air setpoints; support commissioning of system to validate operation. Structural & Interior: - Concrete core penetration for pipes/conduits; provide support framing for all units and steel plates as shown in drawing. - Provide support for pipes/conduits; work includes wall restoration and painting.
