This Request for Proposal ( RFP ) is an invitation by the Jekyll Island State Park Authority, a public corporation and instrumentality of the State of Georgia, (the JIA ) to qualified and highly experienced hotel developers to submit proposals for the design, development, construction, and operation of an approximately seventy (70 +/-) room hotel with a grill or lounge-style restaurant within the hotel (hereinafter the Property ) located at the Jekyll Island Golf Club (collectively, the Project ). Following the posting of this RFP, Respondents may submit written questions and requests for clarification on a rolling basis via email to Noel Jensen at njensen@jekyllisland.com. JIA will respond in writing to written questions and post the responses on the JIA Website.
Background This Request for Proposal (RFP) is issued by the Jekyll Island State Park Authority (JIA), a public corporation of the State of Georgia, inviting qualified hotel developers to submit proposals for the design, development, construction, and operation of a hotel with approximately seventy (70 +/-) rooms and a grill or lounge-style restaurant. Work Details The successful respondent will be responsible for: 1. Designing and constructing a hotel that includes approximately seventy (70 +/-) guest rooms with an interior hallway layout. 2. Developing a grill or lounge-style restaurant within the hotel. 3. Ensuring that the design aligns with the character of Jekyll Island and complements existing facilities such as the Golf Club and Tennis Center. 4. Providing a parking plan with at least 1.3 spaces per room within the designated 4.75 acres of leased property. 5. Including outdoor amenities such as a pool and landscaped green spaces. 6. Addressing operational needs through a service court for deliveries and garbage removal. Period of Performance The lease for the property is anticipated to run until 2089, with project completion timelines to be detailed in proposals. Place of Performance The project will be performed at the Jekyll Island Golf Club, located at 322 Captain Wylly Road, Jekyll Island, Georgia. Bidder Requirements Respondents must demonstrate experience in hotel development, provide evidence of financial resources, comply with all applicable laws including E-Verify registration for employees, and maintain necessary insurance coverages prior to lease execution.
