Background The San Carlos Irrigation Project (SCIP) is seeking maintenance services for their HVAC chiller unit and related air conditioning equipment across multiple facilities in Coolidge, San Carlos, and Oracle, Arizona. The current HVAC systems are not under any service or maintenance agreement, and this contract aims to establish a comprehensive service and maintenance agreement for a base year plus four option years. Work Details The contractor will provide scheduled Preventative Maintenance (PM) services annually for the base year and four option years at SCIP Headquarters/Operations and Maintenance Yard. The specific tasks include: 1. One annual inspection of the chiller that involves cleaning condensers, leak checking the unit, servicing the electrical system, tightening connections, cleaning contacts, checking all safeties and controls, running log units to verify proper operation, verifying proper charge and superheat settings, and providing reports to the Maintenance Man/Contract Officer's Technical Representative (COTR). 2. Three quarterly inspections of the chiller that include leak checks, running log systems to verify operating conditions, and providing reports to the COTR. 3. One annual inspection of split units and rooftop units involving cleaning coils, lubricating motors and bearings, checking and tightening electrical connections, replacing drive belts, logging operating conditions, and reporting to the COTR. 4. Three quarterly inspections of split units and rooftop units that include checking and tightening belts, lubricating as required, running log units to verify proper operation, and reporting to the COTR. 5. Emergency services for after-hours or weekend work will be billed separately from proposed PM pricing. 6. The contractor must maintain a commercial Arizona contractor’s license throughout the contract term. Period of Performance Base year plus four option years.
