Background The U.S. Department of Veterans Affairs (DVA) is seeking expressions of interest for leasing approximately 3,258 to 3,422 ABOA square feet of space for a Vet Center in the Helena, MT area. The goal of this contract is to secure a suitable location that meets the operational needs of the DVA while adhering to specific requirements outlined in their Technical Information Library. Work Details The contractor will be responsible for leasing space that meets the following criteria: - Space Type: Vet Center - Estimated Square Footage: 3,258 – 3,422 ABOA SF (3,834 – 4,026 RSF) - Lease Term: Up to 20 years total with a firm term of 5 years and a soft term of 15 years. - The offered space must be contiguous and built to DVA specifications. - It must meet seismic requirements as defined by the American Society of Civil Engineers and be zoned for DVA’s intended use. - The lease must be full-service, including janitorial services and utilities. - The property should not be located in a FEMA 100-year flood plain and should not be a sublease. - A minimum of 20 parking spaces must be provided, including handicap accessible spaces. - Preference is given to properties on public transportation routes and those with level access for patients. - Compliance with Federal and Local Government requirements for fire safety, physical security, accessibility, and sustainability standards is mandatory.
