Background San Juan County is seeking a licensed contractor to enter into an agreement for on-call miscellaneous repairs, maintenance, new installation, and monitoring services of existing Building Automation Systems (BAS) and HVAC systems for County buildings. The goal is to establish a time and materials price agreement for work performed as needed. The contract may be renewed for up to three additional one-year terms. Work Details The contractor will provide all necessary labor, tools, equipment, and materials for on-call repair, replacement, and installation of BAS and HVAC systems. Services include troubleshooting, repairs of BAS systems certified in Carrier i-Vu web-based BACnet Direct Digital Controls, familiarity with Honeywell systems, and 24/7 customer support call-in center staffed by certified technicians. Compliance with local, state, and federal laws is required. Work includes installation or relocation of vents, gas lines, thermostats, ducts; glycol flushes; preventative maintenance; and all related HVAC work. The contractor must also ensure safety compliance during operations. Period of Performance The initial term of the contract will be from April 1, 2026 through March 31, 2027. The contract may be renewed for up to three additional one-year terms. Place of Performance Services will be performed at various County buildings in San Juan County, New Mexico. Bidder Requirements The contractor must possess a current license in New Mexico and comply with all applicable regulations. They must carry General Liability Insurance with a minimum coverage of $1 million and provide certificates of insurance prior to contract award.
