The State of Washington Office of Civil Legal Aid (OCLA), through the Department of Enterprise Services (DES), is seeking to lease office space in the City of Spokane. The goal of this contract is to secure approximately 240 BOMA rentable square feet of office space to support the agency's operations.

Work Details

The contract requires the leasing of approximately 240 BOMA rentable square feet of existing office space in Spokane. The desired lease term is a minimum of five years, with the option for proposers to include terms up to ten years. The space should be move-in ready and meet specific requirements including: - Two private offices, with one large enough for two workstations. - Secure and reliable network connectivity (both wired and wireless). - Secure mail and package receiving protocols. - An employee breakroom and an available conference room are advantageous. - Space should comply with building codes and include plumbing, power, and lighting. - Parking availability for up to three stalls is preferred. - Facilities must be located within appropriate zoning areas and preferably near public transportation routes.

Period of Performance

The desired occupancy date is March 1, 2026, with a minimum lease term of five years.

Bidder Requirements

Proposers must provide proof of ownership prior to drafting lease documents, preferably through a clear title report. Compliance with prevailing wage laws as per RCW 39.12 is required for all workers involved in the project.
