Background The State of Colorado, through the Office of the State Architect and the State Buildings Program, is seeking architectural and engineering services for the renovation and expansion of Building 814. The goal of this contract is to ensure that the project meets the required standards and specifications while adhering to state regulations and codes. Work Details The Architect/Engineer will provide comprehensive professional services including: 1. Pre-Design Phase: Define project requirements and objectives. 2. Schematic Design Phase: Attend conferences, prepare written reports, and conceptual drawings including floor plans, elevations, sections, plumbing, mechanical, and electrical systems. 3. Design Development Phase: Prepare detailed design documents including site development drawings, architectural finish schedules, and specifications. 4. Construction Documents Phase: Create final construction documents with complete architectural, structural, plumbing, mechanical, and electrical drawings. 5. Bidding Phase: Assist in obtaining competitive bids and evaluate proposals. 6. Contract Administration Phase: Monitor construction progress through site visits, review contractor submittals, manage change orders, and ensure compliance with contract documents. Period of Performance The term of this agreement will end upon expiration of a one (1) year warranty period following substantial completion of the project. Place of Performance The work will be performed at Building 814 located in Colorado. Bidder Requirements The Architect/Engineer must be licensed or registered as required by the State of Colorado. All professional consultants must be retained for the duration of the project. The Architect/Engineer is responsible for ensuring that all services comply with state codes and regulations.
